Asheville Real Estate-Early Numbers for June 2009

The early numbers indicate homes sold in June were down 12% from the previous year after 4 of the last 5 months had seen sales down over 30%. When compared to May numbers were up 40%. The number of homes sold in June compared to May over the last several years: +11%(2005), +13%(2006),+8%(2007), -7%(2008). Maybe there is light at the end of the tunnel.

The preliminary numbers for the Asheville Real Estate market indicate that the bottom wasn't reached in March. The average list and average sales prices dropped along with total volume for April 2009 compared to April 2008.

Asheville Real Estate ranks 49th

Asheville ranks 49th of the 292 Metropolitan Statistical Areas in percent change of house prices according to the Federal Housing Finance Agency report released today. Asheville had a +.58% change for the final quarter 2008, +1.31% change for 2008, and +46.49% change over the last 5 years. To see the full report click Federal Housing Finance Agency report.

RECORD HOME PRICE DECLINES IN FOURTH QUARTER; ISOLATED POCKETS OF STRENGTH

WASHINGTON, DC – U.S. home prices posted record declines in the fourth quarter of 2008 according to the Federal Housing Finance Agency’s House Price Index (HPI). The FHFA seasonally-adjusted purchase-only house price index, based on data from home sales, was 3.4 percent lower on a seasonally-adjusted basis in the fourth quarter than in the third quarter. This decline was greater than the 2.0 percent decline in the third quarter and the largest in the purchase-only index’s 18-year history. Over the past year, seasonally-adjusted prices fell 8.2 percent from the fourth quarter of 2007 to the fourth quarter of 2008.

Asheville Home Sales Data for November 2008

It is easy to become disheartened about the current conditions in the Asheville Real Estate Market if you are trying to sell a property, but we are in much better shape than most areas of the country. Prices have held up relatively well for those properties that are selling. On the buyer's side, if you have excellent credit or cash it is a good time to start looking for investment/rental properties or think about purchasing that larger home.

Asheville NC Real Estate Report October 2008

Asheville Real Estate- Existing Home Sales down 19%
According to figures recently released by the North Carolina Association of Realtors existing home sales in Asheville NC were down 19% in October and total sales volume was down 8% from the previous year. On the bright side dollar volume was up 26% from September 2008. If you are able to get financing, now is a good time to start looking. Let me help you with your Asheville NC real estate purchase.
